How do I know if I qualify for an apartment?

The main applicant is 59 years old or older no later than December 31, 2024, and your notice of assessment does not exceed 4 times the annual market rent. (Total calculation of line 23600 on the 2022 CRA Notice of Assessment for all household members 16 years of age and older)

How is rent determined,?

Rent is based off of the CMHC average market rent for the City of Toronto.

I've registered on the website, now what?

Once you have registered, and once the deadline has passed. All applicant names will be included in a random draw process. Applicants that are selected from the random draw will be contacted in order, based on the highest ranking for their qualified unit type.

If you qualify and are chosen, you will be sent an email with further steps to complete an application form, that must be completed in 5 days. 

Do all tenants have to be 59 or older?

No, as long as the main applicant is 59 or older.

Is the building environmentally friendly?

Yes, the building was developed with environmentally sensitive design, including, green roofs, on-demand hot water/heating, LED lighting, high effiency heading and air conditioning.

What documents do I need when applying?

The 2022 Notice of Assessement and Proof of Status documentation is required to determine affordable housing program eligibility.

The landlord screening will require income verification, landlord reference, employment verification, 2 personal ID's, and we will be running a credit check.

Do I need tenant insurance to live here?

Yes, you'll be asked to provide proof of insurance on move-in.

What is a barrier free unit?

A barrier free unit, meets AODA (Accessibility for Ontarians with Disabilities Act) requirements. Should you require an accessible unit accomodation, please note this in your application.

Medical verification will need to be submitted with the application, to demonstrate need.

Is this property rent controlled?

Yes, although this property is brand new, it is still subject to the rent increase guidelines provided by the city.
